Burgas is one of the fastest developing cities in Bulgaria. It serves as an important industrial, trade, transport and tourism center, with an international airport that handles more than 2.8 million passengers annually and one of the biggest ports on the Black Sea coast. Well-developed transport infrastructure connects Burgas with the mainland by highways and railways.
The city lies on the southern Black Sea coast of Bulgaria. Surrounded by three lakes and the sea, it has mild climate in the winter and moderate summer temperatures. Due to its location, Burgas city provides excellent conditions for business and leisure. The area, with its mineral water springs and curative mud from the nearby lake, is well known since the Roman Empire. The combination of mild climate, curative properties of mineral water, mud, and sea offers excellent conditions for development of balneological and spa tourism.
Burgas Airport is one of the biggest airports in Bulgaria, and its cargo centre has a capacity to serve the heaviest types of aircrafts. Within a 30 km radius of the airport are situated the attractive seaside resorts of Sunny Beach, Nessebar, Elenite, Dyuni, etc. The tourist season lasts from May till October, thus ensuring steady leisure traffic during this time of the year.
Port of Burgas plays a vital role for the Trans-European Transport Corridor № 8. Тhe extension of this route in east direction is also well-known as TRACECA (Transport Corridor Europe-Caucasus-Asia). Due to its strategic location, Port of Burgas can be considered as the main connection between Europe and Central Asia.
Burgas Duty Free Zone is the only free zone along the Bulgarian Black Sea coast and is a logistic hub bordering Port of Burgas, with direct access to the Burgas-Sofia highway, the national railway network and Burgas Airport.

Recently, Burgas Municipality has been implementing a project for development of two industrial zones. The plots are strategically located close to the port, the highway and the Duty Free Zone
Industrial & Logistics Park – Burgas
Industrial and Logistics Park – Burgas has been established as a joint venture between Burgas Municipality and National Company Industrial Zones, 100% state-owned company specialized in industrial and high-tech park development, management of industrial zones and innovation centers.
Industrial and Logistics Park – Burgas offers to the potential investors industrial sites of total area of about 240 decares.The industrial plots vary in size, from 2 to 30 decares, and could be joined together depending on the investor’s demand. The distance to Port of Burgas is 4 km; to Trakia Highway is 11 km and to Burgas Airport- 10 km. The internal infrastructure ensures asphalt roads and satisfactory capacities of water, gas and power supply.
The potential investors have the support of the shareholders- the Municipality and the Bulgarian Government. There are already 16 investors in the zone – 4 of them have already built their production sites.
Bulgarovo Industrial Zone
The General City Plan allocates for Bulgarovo Industrial Zone a terrain of 11 hectares. The main advantage of the zone is its location – the distance to Trakia Highway is 800 m, to Port of Burgas – 20 km and to the Duty Free Zone – 18 km. The first four investors are already a fact and at the moment the incoming infrastructure is being built.
