Kardzhali Municipality is located in the southeastern part of the Republic of Bulgaria. It is the biggest municipality in the Eastern Rhodope Mountains. Kardzhali Municipality has an extremely favorable geostrategic location that offers investors excellent opportunities for communication both with European and Asian markets. The cross-border region of Kardzhali-Komotini-Edirne has considerable potential for economic and cultural development.
Kardzhali is known as “The City of the Sun” because it has the biggest number of sunny days throughout the year.It is also called “The City of Orpheus” and “The Capital of Eastern Rhodopes.” Kardzhali is the biggest administrative, industrial and commercial center of the Eastern Rhodopes. It is the right place for you if you are looking for a place for production, characterized by extremely competitive manufacturing costs along with qualified labor and contemporary living conditions, recreation and entertainment. Great wealth for the region are the huge deposits of non-metallic minerals (bentonite, perlite, natural zeolite, trass and marble). The region is characterized by a long tradition in mechanical engineering, the extractive industry, the tailoring industry and the food industry. Kardzhali Municipality has become a center of product manufacturing for the automotive industry in the last few years. The third factory of Teklas – Bulgaria, worth 20 million bulgarian leva, was opened in 2016 and the total investment cost of the company reaches 68 million bulgarian leva.

The purpose of the construction of a new SOUTH Industrial Zone is creating favorable conditions for the realization of direct investments in “green” – construction of manufacturing, warehousing and administrative-residential and service buildings and facilities.
The total area of the SOUTH Industrial Zone is 30.77 ha. It is located right next to the route of the Pan-European Transport Corridor IX: Helsinki-Ruse-Haskovo-Kardzhali-Alexandrupolis. A direct connection has been created with the Republic of Greece after the opening of the checkpoint at Makaza Pass. Part of the terrain designated for the industrial zone is municipal private property with an area of 274,652 m2. Other terrains,also private properties, areincluded in the area. The terrain is located within the borders of the construction area on the territory of Kardzhali city. The final Detailed Development Plan (DDP-Construction Plan) for SOUTHIndustrial Zone in Kardzhali is developed and approved. Six neighborhoods with the total of 34 estates are differentiated in accordance with the approved Detailed Development Plan,and the area of each estate varies from 2 to 15 decares.
There are differentiated areas for the construction of manufacturing, warehousing, administrative-residential and service buildings and facilities in the industrial zone. They vary in area and configuration that allows flexibility in their construction for different production activities. The Detailed Development Plan proposes development of an internal street network and service roads connected with the deviation from the main road Kardzhali-Komotini leading to Opalchensko village around, which are already established industrials terrains for functioning companies like Formoplast, Ardainstrument, and others.
The mild climate, the rich diversity of the flora and fauna, the dams, the unique natural and historical landmarks create conditions for the development of all types of tourism throughout the whole year. Numerous unique neolithic monuments, fortresses and other archeological findings remind of the rich cultural and historical past of the region. There are 53 archaeological monuments in the municipality, 11 of them are of national and 42 are of local significance.
There is some kind of connection between the historical monuments in the municipality and the most ancient cultural centers of the Aegea and the Mediterranean. Perperikon Archaeological Complexis the undisputed favorite among the numerous historical monuments of Kardzhali Municipality. This amazing monument is older than the famous Troy and was rightly called “The Mycenae.” The sacred Perperikon settlement offers a great combination of uniqueness in the architectural, historical, natural and multi-religious aspect.
Kardzhali is among the leading municipalities in the management of European projects. Over the past 7 years, 30 projects worth a total of over 106 million levs were implemented in the municipality financed by the Operational Programmes in the Republic of Bulgaria.
